Do you live in a Charlton house?

Once upon Charlton Ath owned a number of Club houses that they rented out to players. In times of housing shortages they were an incentive to encourage players to move although Eamon Dunphy is typically scathing in "Only a Game?" about the "dump" he is offered when moving from Millwall to Charlton.

So do you now live in, or near, one of those houses?

And are there any estate agents out there who can tell how much the houses would be worth now.

Purchase price on right (yes young people I've not left off any zeros, houses once cost that much) though they weren't all bought at the same time. All were sold a long time ago as far as I know.

And where is Berkeley Avenue? That is the spelling I have

    Keith Peacock lived in the Ankerdine Crescent one mid to late sixties.

    EDIT: I know the houses in the Ankerdine Crescent, Donaldson Road area were available for £300 to demobbed servicemen after World War 2 as they were apparently built either just before or immediately after the War.

    I also know that in 1964 a property just down the road in Constitution Rise was valued at £5K for probate purposes. I'd therefore guess at mid to late fifties for the purchase of the Ankerdine Crescent property.

    Would love to know what luxury property Millwall had for Dunphy before he moved willingly to CAFC's dump. Sounds like he's got the hump because the Sky Money Tree wasn't around when he was a player.

    I'm no estate agent but none of those will be worth less than £200k unless in an extreme state of disrepair and, from what I know of the areas, not a lot more than £300k. Split the difference and call it £250k on average and you would be looking at a portfolio worth £3.25m!

    I reckon, thinking about it, that guess is on the conservative side and even £4m for the lot is not unreasonable.

    In addition to the club houses there were numerous addresses dotted around acting as digs for what would then be apprentices.

    My cousin's lad sold his house on Swallowfield Rd last year for £530K.

    Merriman Road is actually SE3 rather than SE7 and in Aug 2013 number 90 (not on the list but gives an idea) went for £330k according to Rightmove.

    One can therefore surmise a value of £1m for those three alone!

    When I first went to senior school in 1963, a classmate was Frank Hill's son, David, I think. At the time, Frank was, of course, Charlton manager and I'm pretty sure that they lived in a club house and that was in Danson Road, Bexleyheath opposite Danson Park.
    It was a substantial property that would be worth a lot of money these days.

    Eamon lived in Verdant Lane Catford when played for Millwall ...he continually told me and my pals off for playing football on the small green outside his house ..he got so fed up with us once he got hold of our ball and kicked into the road ...whilst doing so he slipped over on some dog do !

    103 Ankerdine Crescent (a 3 bed terrace like 160) sold for £288K on 28 February 2014.

    Dunphy would call anywhere short of Blenheim Palace a dump given his lofty opinion of his abilities and what would be a property commensurate with them.

    I thought CAFC had some places in the roads off of Parsonage Manor Way in Belvedere after WW2. My mum remembers seeing Chris Duffy running up and down the manorway, a lot of it was still orchards in those days.

    Several players including Jock Campbell and Tommy Brown lived in club houses in Plum Lane when I was a lad.

    Don Townsend lived in a house in Donaldson Road.

    Frank Hill and later Bob Stokoe lived in a Charlton house in Danson Road when they managed Charlton in the 1960's I believe.

    I don't think so.
    It was so that when they signed a player from outside the area he had somewhere to live .
    Players did not have the financial position that they have now.

    I think Theo Foley still lives in Merriman Road corner house where road meets Farjeon Road. Could possibly be 95.

    I know it has nothing to do with Charlton but something I found interesting
    When I lived in Crowland, I lived around the corner from a house owned by Barry Fry it was a massive 9 Bedroom house, that when they had signed Craig Mackail-Smith Barry Fry let him live in, but he also had the 8 other rooms for Loan signings,Trialists or young players who was there from other teams, Not sure if that property is still owed and used in the same way. but think its good if you have 3/4 loan signings and a few youngsters

    I think I've read that Charlton have something similar for Sparrows Lane down near the Crossways (Fiveways for you youngsters) junction in Eltham.
