Think websites such as the following are your best bet. As soon as you start using agents you have to start handing over significant wads of cash for very little. Think last time I rented somewhere through an agent I had to pay about £150 for credit checks and various other nonsense that didn't amount to much. Gumtree is worth a look as well.

Tbh, the Mile End Road and surrounding areas are reasonably ok for inner London. Good transport links into the centre of town on the District Line, Central Line and Hammersmith & City along with the DLR from Bow Church, Limehouse and Shadwell. The 25 bus goes into the City and onto Oxford Circus.
Victoria Park is one of the best parks in London. Plenty nearby. Shoreditch just around the corner, along with Petticoat Lane and Columbia Road market.
There's a very good and relatively inexpensive Gym on the QMUL campus at Bancroft Road open to the public. Swimming Pool in Whitechapel and at Mile End Park. Lots of good local facilities.
Can think of a lot worse places to live. Put it this way, there's more in Mile End than there is in Sidcup

Is she here to to work or study?
Mile End Road and the surrounding environs will be ideal for someone in their twenties - great base for London1 -
Btw, further to what I added above and at risk of offending Sidcup dwellers, I didnt mean I'd choose Mile End over Sidcup.
Just be careful though, the Mile End Road takes in Whitechapel too and there are some rough old estates inbetween at Stepney.
I'd avoid the south side between Mile End Road and Commercial Road tbh. North of the Mile End Road towards Victoria Park is lovely but no doubt the prices will be higher!0 -
