Tell them you will get the roof fixed, but the asking price will increase, by the cost plus 10%
I had the same problem many ago, when selling my house. Contacted All Type roofing in Plumstead, they came out inspected the roof, no problems found, they sent me a letter stating that, when I asked how much for the letter, they said it was FOC.
Has their roofer told you what work he thinks needs doing?
He said the roof might need replacing at some point. Definitely expecting a price drop request from the buyers…
I would 100% jog them on and take my chances with new buyers, these are bad early warning signs. Don't forget you are selling them a product that they want at the best price, you hold nearly all of the cards.
Get someone to fly a drone over your roof and video every inch. It won't cost very much and it'll give you some ammunition if you think your buyer's pulling a fast one.
Load of bollocks, Mr Patel anybody? Tell em to jog on. How did the buyers gain any sort of access to the roof to be in a position to even question the condition. Most if not all surveyors won't even pop the loft hatch or lift a carpet in their report ffs !!

Let your estate agent pass on the info; you are aware of the roof defects and thats why the house is priced accordingly. Or if there is no defects put the price for them as way of a rudeness fine.
Working on an assumption here .Your buyers have had a professional survey done and the surveyor has highlighted some issues. If that is the case then they would have suggested your buyers investigate further hence the visit.

At some point, not even knowing you or your house, the kitchen will need to be replaced, the bathroom(s) as well, the whole house will need to be repainted etc etc. and as for the roof, I suspect something probably something needs to be done to most roofs after that sustained period of wind, rain and cold damp weather. Most people buy houses for their potential to make it into what they really want. You’re position that you should tell the estate agent and any potential buyers is you love the house, it’s a great area etc but an opportunity to move on arose and it’s priced to sell at numbers that work and that the end of the day you don’t need to move (whether that’s the case or not) and that if you’ve got to pay for improvements you might as well stay put.
AB Roofing are the most trusted roofers in the area. I had a few cowboy quotes and then they came right round and gave a more than reasonable quote, did a quick and really good job. Had them back when a leak appeared last year and again they did an excellent job.

I am not sure I believe that either ..so they don't want to renegotiate price just yet? Lots of things to consider..it might be an old roof but does it leak ? ( surveyor would have noted any water ingress/damp etc ) ...hope the agent might help if they do try to knock you down...it all boils down to how much they really want your property and how much you really want to move ..no way would I suggest you lower the price by 25k but maybe think about what wriggle room you might have to come to terms with a reduction to ensure the deal happens say ( 5-10k) ..
Good luck ..not forgetting the Agent is working for you not them so get them to earn their fee

So, they had a survey in December which mentioned an issue with the roof. They did nothing about it. Lo and behold you were hoping to move in February/March and only now has their roofer said it needs replacing. Yet it isn’t a tactic to reduce the price. Rightho.
Use the advice of someone above. Get your own survey done. I’m going to guess that there won’t be much wrong.
How close are you to exchange and then completion? Don't forget Stamp Duty goes up on 1st April & so your buyers might be incurring more costs if they delay much longer. You might be able to use that as leverage if they do come back requesting a price reduction.

Yes we know about the stamp duty. It is unlikely to be March removal companies are very busy.
