Suspect a fair bit of maintenance work is foreseen on the horizonAs a commercial property purchase rather than a residential different rates would apply - it's clearly a commercial venture now and no need for the owners (set up as a limited company) to live on site. On that basis it would be c£250k.That's how I understand it but I'm not a property lawyer!

Many moons ago when I worked for the Woolwich Building Society I had a part time job in the evenings/weekends running 'Foxbury' their conference centre in Chislehurst, I saw the bills on that place, which would be a very small percentage of this place, especially with todays utility prices!!cantersaddick said:
Similarly pitched wedding venues in the area (Cooling Castle Barn for example) are booked 5+ days a week April to September. Obviously price point and profit is higher on a Saturday. But I've been to a Monday wedding there (in November as well) as have other family members there is clearly demand.Rob7Lee said:

I believe it's been offered off market for a while, it's losing a fair amount a year, running costs and maintenance will be huge (suspect the gardening contract is north of £150k per annum for instance).
It's a private residence currently, so the owners are likely happy it doesn't make money, but for a commercial venture it would need quite a lot to make it a going concern ,far more than 52 weddings a year.
With the amount of grounds it has it will probably need to be mixed use - realistically this type of venue needs 1 or 2 decent sized, nicely kept gardens. The rest is extra cost wonder if it could be used for other purposes or even sold off?
Depends in the backlog of how much maintenance is needed to get it ready - that will be the killer. But in steady state I reckon plenty of money to be made.
Believe it or not in 2023 me & the wife and 2 friends seriously looked at a wedding venue as a business venture. Not a high end as this. Had a whole business plan and a decent amount of funding in place (business loan and an investor). Didn't happen in the end but another couple of friends did move up north and renovated a barn to be a wedding venue. I have just sent this link on our old WhatsApp so maybe we will reignite that idea!
The running costs on a place like that would be astronomical, I know people with 'large' houses - think 10,000 Sqft, swimming pool etc etc, their running costs are well into 6 figures. This place would be a bigger money drain than Charlton.
Would be fun though...... 40 of us @ 2.5% each....... anyone ?
or make it 80 of us at 2.5% each gives us about a years cash flow
Bob's just made it the bargain of the year!bobmunro said:JohnBoyUK said:

A CL joint venture/consortium looks a possibility. Who is in? Minimum stake £500. We would only need 10,000 people. Anyone got Matt Southgate's number?3

I believe this place is still available if anyone is looking for an unusual commercial venture.

Dudes….
you should see what you can buy in Lowestoft
When I was trying to buy a house in Norwich I received some candid advice from the owner of Arkwrights social club (I played cribbage for their team) who told me “You know what you wanna do, don’t ya? You wanna buy one of those 20 bedroom hotels in Lowestoft for 180k and turn it into a swingers hotel!” When I raised my eyebrows in response he continued. “You won’t do it though, will you? You ain’t got the balllllls”
He was right, to be fair.1 -
Good news is it's apparently got extension potential. Bad news is flood insurance is prohibitive... otherwise I was going to get a cheeky bid in (same price, just missing a couple of 0's)0

You should move up here. There's plenty of actual villages which fit that description... 😏AFKABartram said:At least it is a castle.
Off sick the other week I got into watching a C4 programme called Help, I bought A Village. And in virtually every instance the ‘village’ consisted of a farmhouse and a couple of derelict outbuildings1 -
I did wonder why the museums ebay account had shown a flurry of activity recently. You could fit a lot cardigans in those 20-32 bedrooms.Off_it said:

I lived in Lowestoft for a year when I was 16. Went college in Oulton Broad and used to go in the Glue Pot pub. Stayed on Waveny DriveSiv_in_Shenzhen said:Dudes….
