    In principle I agree with you but this might be the last opportunity with the strongly mooted Peninsula move.

    Precisely. You shouldn't really celebrate your anniversary 5 days early IMO and it won't be the last chance, unless you think they can do a deal and then build a ground ready for one years time.

    When I say 1 year, it could actually be 6 months now we have an ACV.
