Solicitor required- Sidcup, conveyancing job.

Any recommendations.
My few experiences of solicitor’s over the years have not been particularly positive, I don’t have a go to company.
Anybody have a recommendation in Sidcup where I live.

Job entails transferring title of my deceased father’s flat to my sister & myself as per his will, then selling the flat in Eltham.

  • Do you need to transfer the title, if you’re selling the property? When we sold our family home, we never did.

  • I have used Boys and Maughan for a long while. They are based in Thanet,however as Large says does'nt need to be local.  Good luck,hope it all goes to plan

    should be no need to, as next of kin you should be able to just sell it assuming you want to. I've been through exactly the same thing.

    Sorry for your loss. Dependant on the exact terms of the will, it’s not necessary to transfer the title, you’ll be able to sell it. Although not significant, would just be a waste of money to transfer the title before sale.

    You don’t need to transfer the title, you sell it as executors 

    Also, I’m not sure on the rules on Stamp Duty in these cases - you don’t want to find you have to pay stamp for what is an ‘internal’ transfer

    Marsons in Bromley North, I have used them 4 or 5 times for property purchase and sale and have been excellent.

  • you don't need a local solicitor, a good one will do.
    Presumably you’ve never gone with a non-local solicitor who don’t answer the phone, respond to emails and can’t be easily reached because they’re miles away then? I’d never not go local again. 
  • We use TG Baynes on all our properties.

    As already mentioned, if you are selling don't need to transfer, just list for sale as executors (Assuming you are).
  • You will also need a Probate Certificate to have authority to sell/transfer. We had to get one for selling my MIL flat as part of her estate.

    PS, as in Eltham can recommend Bernard Skinners estate agents for selling, Bernard (long since passed) and his wife were good friends with my parents, now run by his son Ian and I sold my fathers house and mine through them.
