Chablis- I wouldn't say Thamesmead was unsafe or even feels threatening. However, parts of South Thamesmead are indeed rundown and feel miserable- and a wander through the shopping centre, or a visit to Morrisons of a weekday hardly lifts the soul either. Like much of Woolwich, Thamesmead has become a byword for aesthetic absurdity and the failure of 'contemporary' urban planning.
And another thing- moving to Thamesmead will destroy your credit rating as well. That's because most credit agencies will now score you by demographic, and given the ubiquity of payment card fraud here (and especially online fraud- 'SE28' is the postcode most frequently used for fraudulent online purchases) and there's the perceived likelihood that you will have your post and bank admin intercepted. Don't be surprised therefore if your credit card company tries to block any payments all of a sudden, or ring you at 4am to verify a payment. And not to mention that you will be turned down for a loan too.
To be honest though, you could still do worse- the Medway Towns have now become the epitomy of welfare dependency (and I live there). And even villages like New Ash Green have (or so I am told) become a Mecca for anti-social families.
My dad worked there for about 20 years in 70s and 80s when it was being built. I still use the dentist at lakeside. Wouldn't touch that part of thamesmead with a barge pole. Mum was recently in a care home down there for a few months, near the leisure çentre and that was not too bad. If you have a choice, you might be better advised looking at borough of bexley, or further into Kent, but not medway.
Moving down to Medway might be worth considering - or along the Costa del Kent. The high speed rail link will get you into central London reasonably quickly and property prices are going to be a bit cheaper.
THAMESMEAD is the worst area in the country for bank card fraud, it has been revealed.
Fraud specialist firm the 3rd Man says Thamesmead is number one for frauds involving transactions over the phone and online made using other people’s card details.
Statistics show that in parts of Thamesmead, £1 in every £3 spent in this way is fraudulent.
The claim is based on an analysis by the company of more than 85 million card transactions made nationally from last August to this August.
Overall, of one million transactions monitored in Woolwich, Plumstead and Thamesmead, 66,000 were found to be fraudulent, totalling an estimated £18m in 'bad' transactions.
The 3rd Man’s director Andrew Goodwill says that two years ago his company identified one Thamesmead road where there was evidence of people being involved in fraud at every address.
He claims Nigerian gangmasters set up their workers in the area leading to many fraudulent purchases of beds and mattresses, moving on to televisions and hi-fis to furnish their flats.
Mr Goodwill said: ”Then they set about ordering goods to be delivered across Britain, making them much harder to trace.”
And he said, though card details were often stolen from people’s letterboxes, call centres were also being used.
Mr Goodwill said: “Fraudsters will try to infiltrate any company where it’s got a call centre.
“Nobody knows where the proceeds of this crime are going.”
Thamesmead’s reputation for financial crime has seen it dubbed in the tabloid press as Little Lagos.
A study by think tank Chatham House claims the area is one of several in London popular with West African gangs - in particular Nigerian scammers.

I remember being quite proud to move to this award winning "space age" town and our 4 bed house on 3 levels, with 2 loos, built-in garage and hot air central heating.
My dad chanced upon that filming of A Clockwork Orange by Southmere Lake that day.
There were a lot of things to admire about Thamesmead, but in the 13 years I lived there I watched stage 1 change to a virtual slum.
Guess you can't legislate for people.
DFT is an abbreviation of Dave From Thamesmead so I think I am qualified to enter this debate. Thamesmead is quite frankly a shit hole, it's nicer parts are made of modern Wimpy, Barrett type houses generally of the smaller designs, it's worse parts are full of run down tower blocks. SE28 has a very large ethnic population, is very culturally diverse!, high crime and unemployment, noisy, dirty, poor transport links and lacking in facilities. I would advise against moving to Thamesmead but if you do then you will find the lowest house prices in London. The nicest part of Thamesmead, in my opinion is West Thamesmead opposite the prison. There are nicer places to live near Thamesmead i.e. Woolwich, Plumstead, Erith where house prices are similar, although I hear Woolwich is getting expensive due to the DLR expansion. If you can afford it and want to live in this area try Shooters Hill, Welling or Plumstead Common

My girlfriends sisters ex burnt down the police station apparently - so the police just had a portacabin. Was almost relieved when she dumped.
Currently looking at buying in West Thamesmead, came across a beautiful modern looking flat there by the river.
I'd heard horrendous things about Thamesmead (not just on this thread, but very few people have good things to say) - but I'm struggling to see what makes it so bad, especially in West Thamesmead.
Has anyone lived in that part of town before?
I know a lot of regeneration is planned and the reason I looked there is because it's one of the few places under 300k that you can get near the new Crossrail coming into Woolwich.
If it’s near the Arsenal i’d say it would be a good investment. Take the 244 or 386 bus to and fro Wolwich a few times for a feel for the area.
I have done that a few times as I don't drive, and I also did the Thames Path walk which took about 20 mins to get to the new Crossrail site. I personally couldn't see any issue with West Thamesmead but that nagging feeling in the back of my mind with what people say about the area is hard to shake.
