I imagine you will see a slow increase in attendance as this re-development goes ahead and with it a dilution of the old guard, but this happens at all clubs over time as the country and football becomes ever more middle class. I cant see season ticket sales rising for a good few years, but walk-ups will steadily rise - though as you say, much will depend on the quality of football and the atmosphere within the home areas.
