    CBRE appointed to sell Crystal Palace’s Selhurst Park

    The joint administrators for Selhurst Park stadium, home of Crystal Palace football club, have instructed CB Richard Ellis as marketing agents.

    Peter Spratt, Bruce Cartwright and Laurie Manson of PricewaterhouseCoopers were appointed joint administrators to the freehold company of Selhurst Park on 12 February.

    Manson said: “Our role is to secure the best outcome for this football ground and, over the coming weeks, we will be working closely with CBRE on the marketing strategy to ensure all the possible solutions have been considered.

    “We will, of course, continue to liaise with the club’s administrators in the hope that a buyer for both assets can be found at the same time, and remain sensitive to the concerns of supporters and the local community. However, as we have stressed already, this should be seen as just one option open to us.

    “We fully intend to market the asset widely to give every possible buyer, and all the existing stakeholders, such as the Crystal Palace supporters and the CPFC Ambassadors Club, the chance to get involved in the future of Selhurst Park."

    Barry Gilbertson, PwC’s specialist property partner, said: “Selling the ground of any football club, but particularly one where both the club and company owning the ground are in administration, is particularly challenging. Having carried out a robust review of appropriate agents to advise us and to sell the asset, we are delighted to appoint CBRE. Their depth of specialist knowledge was evident in their pitch and the way they apply that experience and expertise will make a huge difference to the amount of recovery for the creditors.”

  • it wouldn't be the first football ground in london to be turned into homes...highbury, plough lane..are there homes on the site of the den ?...the old woolwich arsenal team's ground...any others ?
  • When they come to us looking for a ground share, do we tell them:

    a) Not in a million years, try Plough Lane.(''Oh, it's already been built over, you say? That's a shame...'')

    or

    b) Yes, but the rent is exorbitant and don't expect hot running water in the showers in the 'home' dressing room (which happened on at least a couple of occasions when we were playing at Selhurst) ..
  • The most appropriate and moral resolution for the ground issue would be for the administrators to sell it to build houses on, as that would generate the best return for the owners of the freehold. Crystal Palace should approach Uncle Ron to find some space in a corner of one of his golf courses for them to play on.

    charlton aren't in administration, palace are, so there will be a lot of expectation of picking up something for very little and making a few bob...since the only asset seems to be the franchise, i'd be very worried if i was a palace fan...

    And part of the assets is a top 5 academy in this country. That has got improving players in all the younger age-groups as well.

    The academy is the lasting legacy of Simon Jordan. And is guaranteed by not only the current Administrator, but the Trust who in combo with Brenda, turned down ridiculous offers from Chelsea and Fulham for the younger kids.

    We have debt, clubs in Administration are far more attractive as the debt stays with the original owners and settlement of the debt has to be resolved before the "club" can be sold on. That is why acceptance of a CVA by the current existing creditors is so cruitial for CPFC before it will attract new owners.

    I can categorically tell you now, before you get your hopes up, that Croydon Council can do ABSOLUTELY NOTHING to prevent Selhurst Park being developed for housing. They may turn down an application, but once it is appealed the planning application process is taken out of their hands. The only part of SP that needs to remain is the pitch area. Have you seen Highbury now?

    I think you'll find that administration and a £30+m debt is Jordans only legacy.

    The adminsitrator can guarantee NOTHING. I repeat NOTHING. He is there for the benefit of the creditors.

  • Croydon councillors pledging to keep Selhurst Park as a football stadium will also have one eye on the fact that the London borough elections are 10 weeks away (along with the probable general election) and it's nice to say such things when your seat's up for grabs.
